Surrounded by a spacious park with lawns, woodland and sweeping countryside views, this traditional Italian villa is an ideal holiday home for families or two families travelling together.

The property combines historic character with comfortable facilities for outdoor living. Several garden terraces with quality outdoor furniture provide lovely spots to enjoy a leisurely breakfast, relax with a book or share dinner under the Umbrian sky. A small chapel adds to the villa's unique atmosphere, while the peaceful surroundings make it easy to unwind and enjoy the beauty of the countryside.

The extensive garden is one of Villa Spoleto's highlights. At its heart is a large private swimming pool measuring 7 x 14 metres. The pool is open from June to September and is surrounded by space to relax in the sunshine.

Families with children will appreciate the playground area, which has a sandy surface suitable for beach volleyball, tennis or football. The area is also illuminated for evening games. There is a table tennis table beneath the pine trees, offering another opportunity for a little friendly competition.

With its private pool, spacious garden and outdoor activities, Villa Spoleto is an excellent choice for a family holiday in Umbria, with plenty of room for children and adults to enjoy their time together.

Villa Spoleto is particularly well suited to guests who enjoy cooking and dining outdoors. The garden features a fully equipped outdoor kitchen with a sink, a three-burner stove, a refrigerator and a dishwasher, making it easy to prepare meals without having to go inside.

There is also a barbecue beside the swimming pool and a traditional wood-fired oven, perfect for making homemade pizza and bread. For those with experience using a wood-fired oven, it can even be used to prepare complete meals.

With several furnished terraces to choose from, you can enjoy long lunches in the shade, relaxed poolside dinners and warm summer evenings with family and friends.

Comfortable accommodation for up to 12 guests

Villa Spoleto accommodates up to 10 guests, with space for two additional guests on the sofa bed. The house is arranged over two floors, each with its own living area and kitchen facilities. This layout makes the villa particularly suitable for a large family or two families holidaying together, as everyone can enjoy both shared spaces and a little extra privacy.

Ground floor

The ground floor has a living and dining room with a fireplace, satellite TV and a sofa. French doors provide direct access to the garden, allowing you to move easily between indoor and outdoor living.

The spacious kitchen is equipped with a fridge/freezer, dishwasher, oven and washing machine, and opens onto an outdoor terrace.

The ground floor also has a bedroom furnished with two double beds and an en-suite bathroom with a shower. Please note that there is a staircase to the bathroom.

First floor

The first floor has independent access via an external staircase, as well as an internal staircase connecting it to the ground floor. This arrangement offers extra flexibility for two families travelling together.

A comfortable sitting room features a fireplace, two armchairs, satellite TV and a double sofa bed. The adjoining dining and kitchen area is more compact than the one downstairs but is fully equipped with a fridge/freezer, a dishwasher and an oven.

There are two bedrooms on this floor. One has a canopied double bed and a single bed, while the other is furnished with three single beds. A bathroom with a shower is located in the corridor. There is a washing machine in this bathroom.

For families with younger children, a small iron gate at the top of the internal staircase provides an additional safety feature.

The surrounding countryside offers opportunities to discover picturesque villages, local restaurants, traditional food and wine, and the region's rich cultural heritage. After a day of sightseeing, you can return to the tranquillity of your own private villa, take a refreshing dip in the pool or prepare dinner in the outdoor kitchen.
