With its elegant interiors, spacious living areas and large private garden, Villa Castellino is a wonderful villa with private pool in Umbria for a relaxing holiday with family or friends. The property is fully fenced and accessed through a lockable entrance gate. Carefully restored with great attention to detail, the house retains its original character while providing the comforts of a modern holiday home.

The villa accommodates up to 8 guests in four bedrooms and is arranged over two floors, each with its own living space. This layout makes it particularly suitable for families or groups travelling together who appreciate having room to spread out and enjoy some privacy.

Bed linen, bath towels and pool towels are provided and changed weekly. All windows have insect screens, and fans are available. A baby cot can be provided on request at no extra charge.

First floor: living room, three bedrooms and two bathrooms

The main entrance is reached via an external staircase leading to a charming walled loggia. From here, you enter the spacious living room, furnished with comfortable sofas, a coffee table and a TV with DVD player.

On one side of the living room, a corridor leads to two bedrooms, each furnished with twin beds that can also be made up as a double. These bedrooms share a bathroom with a shower, WC and washbasin.

On the other side of the living room is the master bedroom, featuring a large double bed and an en-suite bathroom. The bathroom has a walk-in shower, WC, washbasin and a freestanding bathtub positioned by a window, allowing you to enjoy the view in complete privacy.

Ground floor: second living room, kitchen, dining area and fourth bedroom

An internal staircase connects the first floor with the ground floor, where a second spacious living room offers a comfortable seating area and direct access to the covered terrace and garden through large French doors.

The open-plan kitchen and dining area is fully equipped with a large oven and hob, fridge-freezer, dishwasher and ample cookware and tableware. A large wooden farmhouse table provides a welcoming setting for meals indoors, while an original 14th-century fireplace adds to the historic atmosphere.

An external door from the kitchen leads to a shady stone-paved courtyard with additional outdoor dining furniture.
The fourth bedroom is also located on the ground floor. It has a double bed, its own sitting area and a nearby bathroom with a walk-in shower, WC and washbasin. French doors open directly onto an outdoor seating area on the patio.

A separate utility room with washing machine and dryer completes the facilities.

Outdoor living: garden, terraces and private swimming pool

Outdoor living is one of the highlights of Villa Castellino. The spacious covered terrace, with its dining table and lovely views across the rolling hills of the Niccone Valley, is an inviting place for leisurely breakfasts, long lunches and relaxed summer evenings.

The large private swimming pool (14 x 5 metres) is set on a lower terrace, making the most of the hillside location and the panoramic views across the surrounding countryside. Comfortable sun loungers and parasols are provided, offering space to enjoy the sunshine or relax in the shade.

The garden is beautifully planted with Mediterranean herbs and fragrant plants, including lavender and rosemary. The extensive grounds also feature olive groves, an orchard and an organic vegetable garden. Children have plenty of space to play and explore, and there is a traditional stone barbecue for enjoyable outdoor meals.
