Spacious villa with private pool near Città di Castello

Villa Badia sits conveniently between Città di Castello and Arezzo, making it a great base for exploring northern Umbria and eastern Tuscany. Spend the day discovering medieval hill towns, local markets and vineyards, or return to the villa to relax by the pool and enjoy the tranquillity of the surrounding countryside.

The highlight of the property is the panoramic 6 x 12 metre saltwater swimming pool. From the lower end of the pool, there are particularly beautiful views across the valley. The pool terrace has sun loungers for relaxing in the sunshine as well as a covered shaded area, perfect for reading, enjoying a drink or having lunch outdoors.

Several terraces surround the villa, including covered dining areas, sunny terraces and a spacious roof terrace with wonderful views over the Umbrian landscape.

The property is fully fenced and accessed through an automatic gate, providing privacy and peace of mind. The well-maintained garden covers approximately 1,500 m², while the wider estate extends over 6 hectares of woodland. Near the cottage, a separate fenced area with a volleyball net provides another space for guests to enjoy together.

There is also a barbecue area for relaxed outdoor meals and summer evenings.

The main villa – accommodation for 12 guests

The main villa is spread over three floors and comfortably accommodates up to 12 guests.

Ground floor

The ground floor has a spacious and comfortable living room with a fireplace, satellite TV, DVD player and music system. Wi-Fi is available throughout the villa.
The large, fully equipped kitchen has everything needed for preparing meals for a large group, including a dishwasher, oven, 6-burner gas hob, large fridge/freezer and washing machine.

A long dining table comfortably seats 12 guests, with additional seating available when the cottage is also occupied.

Directly outside the kitchen is a covered terrace furnished for outdoor dining, where you can enjoy your meals while taking in the beautiful views over the valley.

The ground floor also has:

First floor

The first floor features a large games room with table tennis and table football. It is a great place for children and adults to spend time together, especially when taking a break from the pool or during cooler evenings.

There are also two bedrooms sharing a bathroom with a shower in the bathtub:

• 1 double bedroom, with space for a baby cot if required

The washing machine is located in the small corridor between the bedrooms.

Second floor

The second floor has two further bedrooms sharing a bathroom with shower. Both bedrooms have access to the roof terrace, offering more wonderful views across the surrounding countryside.

The bedrooms are:

• 1 twin bedroom, normally arranged as a double bed
• 1 bedroom with 3 single beds

Separate cottage for 3 additional guests

For larger groups, Villa Badia also includes a separate 96 m² cottage. The cottage can only be rented together with the main villa and remains closed when it is not required. During the low season, when the pool is closed, the cottage cannot be rented.

The cottage has a spacious open-plan living area with an open fireplace, large corner sofa, television and large glass doors opening towards the hillside and countryside views.

The kitchen area is equipped with a fridge/freezer, washing machine, oven and 4-burner gas hob.

An open staircase leads to a mezzanine sleeping area with a small double bed (140 cm) and a single sofa bed. There is also a separate double bedroom and a bathroom with shower.
